If you are looking at steel framing for the first time, you probably want some questions answered. Here are some frequently asked questions:

Q: How does building with steel save time?

A: It’s very light. Ready made frames can be lifted into position and fi xed very quickly. The frames don’t absorb moisture, so there is no delay waiting for frames to dry. Service holes are already pre punched, so subbies can also get in and out much quicker.

Q: Apart from learning a new system, what are the risks associated with building with steel?

A: There are very few risks. The frames can be erected by almost anybody, forming extremely straight and true walls. Wall linings, kitchens and internal cabinets are easliy fitted and the high build quality means fewer builder call backs.

Q: Why is steel healthier to work with?

A: Steel doesn’t absorb water, warp, expand or rot, so is less prone to water problems due to movement. It also doesn’t have any of the preservative chemicals associated with timber and is electrically safe and fire resistant.

Q: Will there be any isues getting a building consent?

A: As steel becomes more mainstream, councils are more familiar with consenting plans for steel framed homes. Usually the fabricator (Frameman) will supply engineered detail drawings for your consent submission.

Q: How do I fix cladding and linings?

A: You can fi x the sameproducts to steel framed homes as you would with timber. Gib board lining is glued and screwed to the frame, and externally thermal breaks are fixed to the frames before building wrap is applied and cladding fixed.

Q: Can I use foam strips or gaskets on top of joists to dampen the sound?

A: Yes, isolation systems will provide additional sound insulation, provided they are not too thick. Always refer to the manufacturers recommendations.

Q. I often need to do an alteration that involves adding a storey. How easy is it to do with a steel framed house?

A: Just as with a timber house, foundations and walls may need to be strengthened if they were not initially designed for the extra storey. The principals are the same as with traditional building, but use an engineer who has experience with steel framing. Likewise, moving walls that are load bearing require an engineer. The advantage of a steel wall is that it can be disassembled and reassembled in position- often with just a screw gun.
